Moving To Sydney Checklist

Arriving in Sydney, in order.

Arriving here is a paperwork problem before it is a lifting problem. Agents, strata managers and councils each want something, in a fairly predictable order.

  • What agents ask for in a rental application
  • Strata move-in rules, and the lift bond
  • Council kerb permits, and choosing a commute

Three things Sydney asks

Agents want a file

Applications here are competitive, and the complete one gets read first. Have identity, income and rental history in one folder before you inspect.

Strata runs the building

By-laws, not the agent, decide when a truck unloads and which lift it uses. Ask for the move-in rules the day you sign.

The kerb needs permission

A truck across a footpath or in a permit bay is a council matter. Some councils reserve the space, if you ask early.

How arriving actually works

The order matters more than the speed. Sign, read the by-laws, book the truck, then apply for the kerb. Reverse two of those and the date slips.

One thing to be plain about. We do not run interstate transport, so the leg from another city is somebody else's job. This page is the arrival, and the wider timeline sits in our moving house checklist.

The order things happen in.
StepWhat it involves
Before you signThe application file, inspections, and a commute you can live with
On signingBond lodged, dates confirmed, condition report window opens
Once the date is setStrata move-in rules, the lift booking, then the truck

What a rental application needs

Agents mostly ask for the same things. Prepare one set of documents and reuse it.

What agents usually ask for.
DocumentWhat it proves
Identity documentsUsually several, at least one carrying a photo
Proof of incomePayslips, or a letter from an employer
Rental historyA ledger or reference from your previous agent
Two refereesOne work, one personal, both reachable by phone

Strata rules and the bond

Most apartment buildings run a move-in procedure, and ignoring it gets you turned away at the door. One phone call avoids that.

What a building commonly requires.
RequirementWhat to ask for
A booked windowWhich hours a move is allowed, and which days
Lift protectionPadding fitted by the manager, not by the crew
A refundable bondSome buildings hold one against damage to common areas

Choosing a corridor, not a suburb

New arrivals pick a suburb off a map and meet the commute afterwards. Choose the line first, then the suburb, and read a timetable.

Corridors, and what each one suits.
CorridorWhat it suits
The airport lineShort city runs, and anyone flying often
The North Shore lineReliable, with the bridge as the pinch point
The MetroFrequency you can turn up for, newer blocks nearby

What lifts, docks and permits do to the removal figure is answered in how much removalists cost in Sydney. The areas we work in are listed on our Sydney page.

The permit and the kerb

Councils treat a removal truck as a temporary occupation of the road, so the resident applies, not the removalist.

Have this in one folder

  • Application documents, scanned, one set per adult
  • The building's move-in rules and lift booking
  • The council permit reference, or word that none was granted

We move you at this end: a dedicated truck with two to three haulers for a full home, studio to six bedrooms, or a small booking of one to ten items.

We do not carry everything: no pianos, pool tables or safes, no packing service, no storage. Single items run up to 3m long and 150kg.

Describe the building: the lift, the dock and the stairs matter more than the address. Packing is covered in tips for moving house.

Moving in questions

What do agents want in an application?

Identity, proof of income, rental history and two referees, with a separate application from every adult who will sign the lease.

Send the whole set as one file rather than a dozen phone photos. If you have never rented here, a bank statement and a letter from an employer stand in for a rental ledger. Mention a pet in the application itself, because that question comes back later and stalls the decision.

Who applies for the truck permit?

You do, or the owner does. Councils issue these to the resident or the property owner, never to a contractor turning up on the day.

Start it the week your date is confirmed, because every council runs its own form and its own notice period. Then tell us the answer either way. A granted zone changes where the truck sits and how far the crew walks, and a refusal means we plan for the nearest legal spot.

Does my building hold a lift bond?

Some buildings do, and the letting agent often will not know. Ask the strata manager, because the by-laws sit with the scheme rather than with your landlord.

Get the answer in writing, with the hours a move is allowed and who fits the padding. Buildings that hold a bond tend to inspect the corridors afterwards, so photograph the lift car and the lobby before anything goes in. That photo is what settles an argument about a mark nobody remembers.

Do you move people from other cities?

No. We run no interstate transport, so the long leg between cities belongs to a specialist carrier.

The move at this end is ours. Book the local run once your things have arrived, whether they come off a container at a depot or out of a relative's garage. A full home gets a dedicated truck with two to three haulers, and a handful of pieces goes on a small move of one to ten items.

Should I choose the suburb or the commute?

The commute, then the suburb. A trip you make ten times a week decides more about your year here than the postcode does.

Test it at the hour you would really travel, not on a quiet Sunday. Check the walk at both ends too, because the ten minutes from station to door is what wears thin in the rain. If two suburbs tie, take the one with the better late service.

Get the arrival booked.

Send the new address, the rooms and whatever the building asks for. We size the vehicle to the load and fix the price at booking.
