The Sydney total, not the truck.
The removalist quote is the line everybody checks. The rest of the total runs larger than people expect, and in Sydney it has local causes.

What the quote leaves out
Buildings hold a bond
Plenty of Sydney blocks take a refundable deposit before the lift is used, then release it once the corridors are clear.
Councils charge for kerb
A temporary zone outside your door is a council product. It is applied for, priced by that council, and needs notice.
The lease sets the standard
Your agent decides what clean looks like at the final inspection. That standard, not yours, shapes the last invoice.
Building the Sydney total
Work from the outside in. List what the move triggers, then add the removal, because that is the part you can price in a minute.
What drives the removalist figure itself is covered at how much removalists cost in Sydney. The national picture sits at how much it costs to move house. This page is the rest of the Sydney bill.
| Cost | Who sets it | When it lands |
|---|---|---|
| Lift or move-in bond | The building's strata scheme | Held before, refunded after |
| Kerb permit or zone | Your local council | Applied for well ahead |
| End of lease clean | Your agent's standard | Once the last box leaves |
| Power, gas and internet | Each retailer | On the first bill |
| A second booking | Your two lease dates | Only if they do not meet |
Strata bonds and lift keys
Moving out and moving in both count, so one move can meet two sets of rules. A building can ask for a refundable bond, written notice, padding on the lift walls and a booked window.
| Requirement | What it means for you |
|---|---|
| Refundable bond | Money held until the corridors pass |
| Booked lift window | The crew works to the building's clock |
| Protection fitted | Padding on lift walls and door frames |
| Written notice | Days of warning, and sometimes a form |
| Nominated entrance | A longer carry than the front |
Permits for the kerb
Metered, timed and resident-only bays rule out a truck standing for hours. Councils issue temporary zones and permits, each with its own form and notice period. Ask your council. No page can carry the figure.
The end of lease clean
This is the line that catches people out. The agent's inspection sets the standard, so carpets, the oven, the windows and the garage floor all count. Doing it yourself is cheaper and slower. A bond clean buys the return visit if something is flagged.
Where the removal sits
Price the removal last. Everything above is fixed by a building, a council or an agent. The truck is the part still under your control.
| Stage | What to settle |
|---|---|
| First | Both lease dates, and what the agent expects |
| Second | Strata rules, the bond, the lift window |
| Third | A council permit, if either kerb needs one |
| Fourth | Connections at the new place |
| Last | The removal, quoted on volume and access |
| Line | Sits with |
|---|---|
| Truck, crew and the carry | Your removalist |
| Lift bond and notice | The strata scheme |
| Kerb permit | The council |
| The final clean | You, or a cleaner |
| Connections | The retailer |
Ask before you sign
- Whether the building holds a lift bond
- What the agent expects at inspection
- Whether the kerb outside needs a permit
No figures here: buildings, councils and agents all price differently, so a number here would be wrong one suburb over.
Ask in writing: a strata manager will confirm the bond and the lift rules by email, which is what you want at the walk-through.

Numbers, not prices
Google rating and review count pulled June 2026. Item limits are per piece. We publish no price figures, because buildings, councils and agents set their own.
Sydney moving cost questions
Is the removal the biggest cost?
Not reliably. On a small flat with a booked lift and a bond clean behind you, the building and the cleaner together can come to more than the truck.
It flips with the type of home. A house with a driveway and no strata scheme strips out the bond, the notice and the lift window, which leaves the removal as the largest single line. A tower flat adds all three back, plus a longer walk to a nominated entrance.
Is the strata bond refundable?
That is the normal arrangement. The scheme holds it over the move, inspects the lift and the corridors afterwards, then releases it when nothing is marked.
Two details are worth pinning down in writing. Ask how long the release takes, because it is rarely the same week as the move, and ask who inspects, since one manager notes a scuffed wall that another walks past. If you are leaving a strata block too, that is two deposits held at once.
Who pays for the final clean?
The outgoing tenant, and the agent's inspection sets the standard rather than your own. Owners handing over after a sale face a similar list, with no bond riding on it.
Where it bites is scope. Carpets, the oven, the garage floor and the balcony all get looked at, and a cleaner quoting sight unseen has priced none of them. Send photos when you ask, and book the clean for the day after the truck leaves.
Which council fees apply here?
The kerb is the common one. A temporary no-parking zone outside your door is a council product, and the amount differs from one council to the next.
Two things decide whether you need one: the signs on your own frontage, and where a truck could legally stop if the bays are taken. Ring the council as soon as you have a date, since applications are not backdated. If nothing is granted, say so at the quote so the walk is priced properly.
Are utility connections charged again?
Usually. Electricity, gas and internet each treat a new address as a new connection, and the charge lands on your first bill rather than at signing.
What varies is whether you pay to connect or simply move an account across, so ask each retailer which applies. Water normally sits with the owner, and a tenant inherits it. Take a reading from each meter as you leave, or the closing bill arrives as an estimate.
Total it up first.
Add the building, the council and the agent, then price the truck against them. That part takes a minute.
